About Carmel Valley

Carmel Valley is a master planned community along Interstate 5. The 1974 master plan, first called North City West, aimed to keep building on the mesa tops and leave the canyons untouched.

The first houses were built in 1983. Carmel Creek, now largely followed by SR-56, runs through the middle. The area was once horse farms and lima bean fields.

The Carmel Valley community plan was adopted February 27, 1975. Read it on the City of San Diego community plan page.

Mesa Tops and Canyon Edges

Homes on mesa tops back onto canyon open space. Rear yard slopes, drainage toward the canyon and walls at the top of slopes come up often.

Mesa top lots are mostly flat until they reach a canyon rim. Water running off a new slab needs a planned path that does not dump onto the slope. Walls near a rim often carry a surcharge from the yard above.

The County says Expansive clay soaks up water and swells, then shrinks as it dries. That movement can lift and crack slabs. is most common in the coastal plains, per its soils report. For walls and foundations, ask for a soils report.
