Older lots often have thin slabs with no steel and no base under them. Tree roots and decades of use lift and crack them. Replacement usually beats patching once a slab is broken in several places.

The County says Expansive clay soaks up water and swells, then shrinks as it dries. That movement can lift and crack slabs. is most common in the coastal plains, per its soils report. For walls and foundations, ask for a soils report.
